Construction and AEC

AI for construction and AEC: floor plans, takeoffs and plan review

Estimators, home builders, plan reviewers and PropTech teams all lose hours reading drawings by hand. We build custom computer vision and OCR pipelines that turn plan sets into quantities, compliance findings and structured data you can check and trust.

  • PDF and DXF drawings
  • Every value traceable to the sheet
  • Runs in your cloud if needed

Who it's for

Built for the people who read drawings all day

Estimators and preconstruction

Quantities, symbol counts and wall lengths pulled from plan sets, each value traceable to its source on the drawing.

Home builders

Takeoff parameters from floor plans and door and window schedules, filled into your own spreadsheet template.

Plan reviewers and code consultants

Door widths, clearances and fire-rated doors checked against code rules, with findings flagged for a human to approve.

PropTech and construction software teams

Floor plan data (rooms, walls, doors, dimensions) delivered as structured output your product can build on.

Capabilities

What we build for construction teams

Floor plan and spatial analysis

Room segmentation, object detection and OCR that turn PDF floor plans and blueprints into structured spatial data: rooms, walls, doors, symbols and dimensions.

Quantity takeoff and estimating

Automated material estimates from blueprint sheets, including drywall linear footage, concrete volume and symbol counts, synced to your cost templates.

Plan review and code compliance

Rule engines on top of floor plan data to check door widths, corridor clearances, turning radii and fire-rated doors against ADA, FHA, IBC and NFPA requirements.

Scan-to-BIM and digital twins

Conversion of legacy 2D floor plans, blueprints and point cloud laser scans into semantic BIM models ready for Autodesk Revit and CAD software.

Our approach

Why a general chatbot can't do your takeoff

Vision-language models like GPT-4o and Gemini struggle with the spatial layout of high-resolution construction drawings. They miss symbols, misread rotated dimension text and guess at counts. We use a hybrid pipeline where each model does one job well, and every output can be checked against the drawing.

  1. 1

    Read the geometry

Vector parsing for DXF files, and segmentation models that trace walls and room boundaries on PDFs.

  2. 2

    Detect symbols and read text

Object detectors for doors, windows and fixtures, and OCR built for rotated blueprint text and schedules.

  3. 3

    Apply your rules

Takeoff formulas, cost templates or code requirements run on the structured data, with an LLM used only where reasoning helps.

  4. 4

Keep a human in the loop

Results come with an annotated overlay and source references, so your team reviews findings instead of redoing the work.

FAQ

Questions from construction teams

What drawing files can you work with?

PDF plan sheets and architectural drawing sets, DXF exports, and door and window schedules. When a DXF is available, we read the vector geometry directly for exact lengths and areas; otherwise we analyze the PDF. For scan-to-BIM projects, we also work with point cloud laser scans.

What do we get back?

Structured data for each sheet, such as rooms, walls, doors, symbols and dimensions, plus an annotated overlay so you can check the results. For takeoffs, we fill your own spreadsheet template, and each value links back to the page, layer or schedule it came from.

Why not just use GPT-4o or Gemini on our drawings?

General vision-language models struggle with spatial layouts on high-resolution construction drawings and tend to hallucinate counts and dimensions. We split the problem instead: segmentation models for walls, detectors for symbols, OCR built for rotated blueprint text, and an LLM only on top of the structured result.

How does the free floor plan analysis work?

Share one plan sheet through the form on this page. We send back the extracted data and an annotated overlay, usually within 2 business days. No call is needed.

Can the output feed our estimating or review software?

Yes. We build the pipeline around your workflow, whether that means filling a cost template, syncing quantities to your estimating system, or returning structured output to your own application.

Can our drawings stay private?

Yes. We sign an NDA with every client, and the pipeline can run inside your own cloud account or on your own servers. See our sovereign AI and security pages for deployment options.
